Bridgemont Realty and Benjamin Hicks Featured in Worcester Business Journal Following $2.15M Worcester Multifamily Sale

Benjamin Hicks, Principal Broker and owner of Bridgemont Realty, was recently featured in Worcester Business Journal following Bridgemont Realty's representation of the buyer in the $2.15 million acquisition of 86–92 Hamilton Street, a 12-unit multifamily property in Worcester, Massachusetts.

The transaction closed on August 25, 2026, and was the subject of a September 1 Worcester Business Journal article by Managing Editor Eric Casey titled, “Worcester apartments sale signals shift in real estate investment, broker says.”

Worcester Business Journal highlighted both the transaction and Hicks' perspective on changing conditions in the Worcester multifamily investment market.

$2.15 Million Worcester Multifamily Acquisition

Bridgemont Realty represented Hamilton Properties LLC in its acquisition of 86–92 Hamilton Street for $2,150,000.

The two-building Worcester multifamily property contains 12 apartments, consisting of two three-bedroom apartments, seven two-bedroom apartments and three one-bedroom apartments.

At the time of the sale, all but one of the apartments were occupied, providing the buyer with substantial existing rental income while also offering opportunities to improve the property's performance over time. Worcester Business Journal reported that approximately half of the apartments had previously been renovated, while other units offered additional potential for improvement.

The $2.15 million transaction represents a price of approximately $179,167 per unit.

Benjamin Hicks Discusses the Changing Worcester Multifamily Market

In addition to covering the sale, Worcester Business Journal spoke with Benjamin Hicks of Bridgemont Realty about what he is seeing in Worcester's multifamily investment market.

Higher financing and insurance costs have contributed to a more selective acquisition environment, placing greater importance on existing property income and identifiable opportunities to increase net operating income.

As Hicks told Worcester Business Journal:

“The properties really have to be performing from day one, or there has to be a very clear path to get them to a state where they're performing well.”

The article contrasted today's environment with prior years, when buyers Hicks worked with were often more focused on the potential for future property appreciation.

For today's Worcester multifamily investor, current income, operating expenses, financing costs and realistic opportunities to increase NOI can play an increasingly important role in determining whether an acquisition makes sense.

Worcester Continues to Attract Multifamily Investment

Worcester remains an active market for multifamily investment, offering a combination of rental demand, a substantial existing multifamily housing stock and opportunities for investors seeking both current income and longer-term value creation.

For buyers, identifying the right opportunity requires looking beyond asking price or unit count. Existing rents, operating expenses, property condition, location, financing and opportunities to improve future NOI all factor into investment value.

For multifamily owners considering a sale, understanding these same factors can be equally important when determining how to position a property and maximize its value in the current market.

The Hamilton Street transaction provides an example of an investment offering both in-place income and opportunities for future improvement, two characteristics that have become increasingly important in the current investment environment.
